    If you're thinking of selling your home and you're like most Americans, this is among the biggest transactions you will ever be involved with. An informative, easy to read book written in a conversational tone, "Ready to Sell," offers input and advice from a top real estate agent that is simple to understand and apply. These things could make the difference of several thousands or tens of thousands in the sale of your home, and can help you sell on your terms. Worth the read.

    There are good suggestions in this book. What there is not is any illustrations or pics. Good before and after pics would have been good to illustrate his points. He ignores some items that you would be well paid for in the resale price. Pressure wash, the roof, the driveway and sidewalk as well as the house. Curb appeals happens instantly. If the prospective buyer pulls up and the roof has mildew stains, dirt and debris on it. If the driveway and sidewalk have that same dirt it is a huge downside. Simply pressure washing the roof, sidewalk and driveway and the house really cleans it up and makes it look so much better. You can buy a good pressure washer at Lowes for about $325 with a Honda motor that starts first time every time. It will make you rook look almost new instead of old and tired and looking like it needs to be replaced.

    If you have hardwood floors, refinishing them makes them look like new. Clean the carpets yourself. You can rent a Rug Doctor to do it. DON'T BUY THEIR CLEANING SOLUTION. It is detergent heavy and will stay in the carpet and make the carpet get dirty faster. Use ammonia and water at a 6 -1 dilution. Also include white vinegar in the same solution at a 10-1 dilution. This makes the water not suds up. Then follow that up with a clear water rinse also with vinegar added at the same 10-1 dilution. GO SLOW TO DEEP CLEAN.

    Wash the windows. Have drapes or blinds open for maximum sunlight then TURN ON EVERY LIGHT IN THE HOUSE! Bright lights adds to the resale value of the home and costs you nothing. If you have water stains in your toilet boil clean them with an acid bowl cleaner. If you have shower doors with water stains, remove them and replace them with new shower curtains.

    Paint the garage floor with garage floor paint or you can do it quicker with much less work with Racedeck garage floor tiles that interlock. Makes it look like a "man cave". Clean everything out of the garage as well. Many garages have drywall that is not mudded and taped. Do that and then paint it a light grey.

    Create flower beds and plant some shrubs in front of the house. This is a small investment.

    Paint your front door green and install a brass kick plate and replace the door handle and deadbolt with
    all new hardware. Again cheap items that really give you a huge boost in curb appeal.

    Finally, you can give your counter tops a granite look with black granite tile. You can tile right over your existing
    counter tops. You can get 12"X12" black granite tile at Lowes or Home Depot. You can do all of your counters for about $300 or less in tile. Be sure to use black grout to grout the tile. This gives the kitchen a huge bang for your buck. Then buy stainless steel covers for your dishwasher and refrigerator.

    These suggestions will ad about $10k in re-sale value.

    I have been trying to sell my house for some time now, so far without success, so I bought this book in the hope it would tell me something new, something I hadn't already done, something that would sell my house in no time. It didn't. It just told me what I - and probably everyone else - knows instinctively: make sure everything about the house is spotlessly clean, do any repairs that need to be done, dress it well, eg with flowers, candles, bake a cake so that the house smells of lovely home-baking, make sure the garden's looking good, etc. So, in conclusion, this book might help those who have never sold/tried to sell a house before, but otherwise it's not much good.

    My husband and I just sold our second home using his simple easy to understand tips and advice. We really felt prepared to sell this time, we got our full asking price and feel the buyers got a great home ready to move into. I wish we had this book when we sold our last home.
